Balcatta was developed through the 1960s and 1970s, earlier than Warwick, on Italian market-garden land. The original homes are double brick with tiled roofs on timber framing, often on big blocks with a shed, a productive backyard and a grapevine or fig that has been there fifty years. Many have been extended, and some streets are turning over to new two-storey rebuilds and grouped dwellings. The soil is yellow Spearwood sand, well drained and warm. Old fruit trees, timber sheds, compost and years of garden beds against the slab edge give termites, ants and rodents everything they need.
The other half of Balcatta is the industrial area between Erindale Road and Wanneroo Road, one of the biggest in the northern suburbs.
